Metlifecare has received resource consent to build a premium retirement village nestled on Pukekohe Hill. The company will invest around $210m as they transform the 8.6-hectare greenfield site, located on Jellicoe Road, into a village with an onsite care home.
Once fully complete, the village will be home to approximately 260 residents and will provide a range of premium living options, including around 166 two and three-bedroom villas, as well as a 44-bed care home.
Metlifecare Senior Development Manager, Joe Bartley, who is overseeing the new village, says resource consent approval means they can now commence the detailed design phase of the village.
“We’re very excited to get underway on the first stage of this project which involves the construction of 28 villas. We’re aiming to begin civil works around September 2024 and look forward to welcoming our first Pukekohe residents in mid-2026,” says Joe.
Stage two of the development follows shortly after this and will include a resident amenity building and a premium care home, both due for completion in mid-2027.
“The village will have many of the high-end features that Metlifecare customers have come to expect, including panoramic views overlooking Pukekohe from the café and dining areas, indoor/outdoor flow for socialising, a separate wellbeing hub with a heated swimming pool, and spa and gym facilities.
“The onsite care home will provide an added peace of mind for independent living residents that certified aged residential care will be available onsite should residents require it at some stage in the future.”
Since acquiring the site two years ago, Joe says engagement with neighbours, Council and local iwi has played an important part in the resource consent and design process.
“Pukekohe has seen significant growth over recent years and the area has a history of market gardening. Our village masterplan and design philosophy has sought to recognise this heritage and includes a bespoke resident workshop and greenhouse.
“It’s important to us that we are creating a community that the locals will be proud of, while recognising the cultural significance of our location on the Maunga (Pukekohe Hill), an area of rich volcanic soils,” says Joe.
The granting of the at Pukekohe resource consent follows the recent resource consent approvals of two other Metlifecare greenfield sites: one in Clevedon/Ōtau in Southeast Auckland and the other in Mangawhai Heads, north of Auckland.
